We cut out the soaked and sagging material, replace it, retape and texture to match, and seal and repaint so the stain is gone for good. A painted-over stain bleeds back through, so we always prime with a stain blocker first.

Most come from one of three places. The roof, a plumbing line above the ceiling, or condensation. We find which one it is before we patch anything.

Can I just paint over a water stain?

No. A stain painted with regular paint bleeds back through. We seal it with a stain-blocking primer first, then repaint.

How soon should I fix a ceiling leak?

Right away. A soft or sagging spot means the drywall is wet, and it only gets worse. Caught early, it is a small repair.

Do you fix the drywall and paint too?

Yes. We replace the damaged drywall, match the ceiling texture, and paint it so the spot is gone for good.
